A Level 1 HomeBuyer Report is generally suited to newer properties that appear to be in good condition and have not been significantly altered. The inspection provides an overview of the property’s condition using the RICS traffic light rating system, identifying any urgent defects requiring attention together with general maintenance advice. The report also highlights any legal matters that should be investigated further by your conveyancer and comments on the condition of the main building elements that are readily accessible during the inspection. Level 2 HomeBuyer Report

The Level 2 HomeBuyer Report is our most popular service and is recommended for the majority of houses, flats and bungalows built using conventional construction methods. The report provides a detailed assessment of the property’s overall condition, examining the accessible internal and external elements including the roof space where access is available. We identify defects such as dampness, timber decay, structural movement, roof defects, defects to windows and doors, insulation issues and maintenance concerns that may affect the property’s value or require future expenditure. Throughout the report we explain the likely cause of each defect, its significance and provide practical recommendations on any further investigations or repairs that may be required. Level 2 HomeBuyer Report With Valuation: A Level 2 HomeBuyer Report with Valuation includes all of the features and benefits of our standard Level 2 HomeBuyer Report, together with the surveyor’s professional opinion of the property’s current Market Value and an Insurance Reinstatement Cost Assessment.

Level 3 Building Survey

A Level 3 Building Survey is the most comprehensive inspection available and is particularly recommended for older properties, listed buildings, period homes, substantially altered or extended properties and buildings where major refurbishment is planned. This report provides a far more detailed analysis of the construction and condition of the property, examining how the building has been constructed, identifying significant defects and explaining the likely causes together with appropriate repair solutions. We provide detailed commentary on structural movement, dampness, roof construction, timber defects, insulation, ventilation, drainage and previous alterations where visible. Rather than simply identifying defects, the report explains how they are likely to affect the property over time, the urgency of repairs and the practical options available to rectify them, allowing purchasers to make informed decisions before proceeding.
