Market Value Valuations
A market value valuation provides an independent assessment of the current open market value of your property based upon its condition, location, size, tenure and prevailing market conditions. Our valuation reports are prepared using comparable sales evidence together with our knowledge of the local property market to provide a well-reasoned and professional opinion of value.
Market valuations are commonly required for buying or selling property, matrimonial proceedings, shared ownership transactions, company accounts, financial planning, transfer of equity, tax purposes and legal disputes. Every valuation is carried out following a physical inspection of the property and considers all relevant factors that may influence its value, ensuring you receive an accurate and reliable assessment.
Help to Buy Valuations
If you own a property purchased under the Help to Buy Equity Loan Scheme, you will require an independent RICS valuation when repaying your equity loan, redeeming part of the loan, staircasing or selling your property.
Our Help to Buy valuations comply with Homes England’s requirements and are prepared by an RICS Registered Valuer. The report determines the current market value of your property and can be submitted to Homes England and your Help to Buy administrator as part of the redemption process.

Inheritance Tax (Probate) Valuations
Following the death of a property owner, HM Revenue & Customs requires an accurate valuation of any property forming part of the deceased’s estate for Inheritance Tax purposes. Our probate valuations provide an independent opinion of the property’s market value as at the date of death and are prepared in accordance with HMRC and RICS guidance.
Every probate valuation includes a full inspection of the property together with an assessment of comparable sales evidence available at the relevant valuation date. We carefully consider the property’s condition, tenure, location and market conditions existing at the time to provide a well-supported retrospective valuation.
Our reports are regularly prepared for executors, solicitors, accountants and private individuals administering estates and are suitable for submission to HM Revenue & Customs where required.
